Simple staging tricks to help sell your home!
While the bones of your home are what really matters in a sale, smart staging can really up the wow factor of your place, making it more appealing to potential buyers. A carefully curated space creates the perfect first impression and helps your home play to its strengths.
“Eighty-two percent of buyers’ agents said staging a home made it easier for a buyer to visualize the property as a future home.“
– 2021 Profile of Home Staging
While obviously it would be ideal to have a professional home stager work their magic, that can be expensive and sometimes the DIY option does the trick just as well. Getting your home showcase ready doesn’t need to cost an arm and a leg.
Below you will find some practical and affordable ideas to refresh your space without needing to break the bank.
Reduce clutter
Staging a space is all about enhancing its potential while downplaying its flaws. Clutter in your home is unwelcoming and can create the impression that a room is smaller than it actually is. The good news is that doing a deep clean and editing down to only the necessities can enhance a space and is easy and cheap. In fact, decluttering a home is the most common home improvement item recommended to sellers by buyer’s agents, according to the 2021 Profile of Home Staging conducted by the National Association of realtors.
As an added bonus, channeling your inner Marie Kondo will not only help you simplify your space, but can also help lighten the load for the move you’ll have to make once you sell!
Switch up the lighting
Inexpensive lighting is another option to create a warm and attractive looking space. Use the rule of three: combine at least three different sources of light in a room such as ambient (overhead), accent (table or wall sconce), and task (under-cabinet or built in shelves). If you don’t want to purchase a bunch of new lighting, even just adding a unique lamp or two to a space can add some personality and make a huge difference.
If cost is a factor, switching up the lighting in just one or two rooms can still work in your favour. For example, over 90% of respondents surveyed for the 2021 Profile of Home Staging felt that staging the living room and master bedroom was most important, so focusing on these areas can still add value and appeal.
